Terms of use
The terms that apply when you use ValidNotice's guides, calculators and document-preparation service for landlords in England.
Updated 25 October 2026England only
These terms are being finalised before the paid service launches. The summary below explains how the service works today.
The service
ValidNotice provides general information about landlord and tenant law in England, free calculators, and software that prepares documents from the answers you give. We are not a law firm and we don't give legal advice about your individual situation.
Your responsibilities
You decide whether to use a document, check that your answers are true and complete, and sign, serve and file documents yourself. We never contact your tenant, serve notices or take any step in court proceedings for you.
Payments
Paid documents are sold through our payment partner, which acts as the reseller and shows the full price, including any VAT, before you pay. Because documents are generated straight away, you'll be asked to agree to immediate supply, which ends the usual 14-day cancellation right for digital content. If a document is wrong because of our error, contact us and we'll fix it or refund you.

This guide explains the law in England as it stood on 25 October 2026. It is general information, not legal advice on your situation. Wales, Scotland and Northern Ireland have different rules. See our editorial policy for how we research and check our guides.
